Winter might be in full swing, but that hasn’t stopped the Wellington property market from ticking along, even if a little more quietly than usual. Across the region, the median sale price eased slightly compared to this time last year, sitting at $755,000. Buyers are definitely still around, but many are taking a slower approach, especially with affordability and economic pressures still on people’s minds.
Here on the Kapiti Coast, we saw a similar trend. The median sale price held steady at $775,000, just a small rise from the same time last year but sales activity was noticeably quieter. There were fewer homes sold compared to July 2024, with a 20% drop in sales volume. This isn’t unexpected for winter and lines up with what I’m seeing on the ground: genuine buyers are still showing interest, but they’re being measured and taking their time.
The Trade Me insights also show that seller activity is starting to stir. New listings were up 14% in July, and the average asking price sat at $811,000. This tells me that vendors are feeling more confident and many are starting to prep ahead of the traditional spring lift.
Looking across our local suburbs, here’s what stood out:
Waikanae had the highest number of sales, with 23 homes sold and a median sale price of $697,000.
Paraparaumu and Paraparaumu Beach followed closely, both holding steady around the mid-$700,000 range.
Waikanae Beach showed a bit more strength in price, with a median of $780,000.
Ōtaki remained more affordable, with a median price of $660,000.
What’s clear from all this is that while we’ve had a quieter winter, the market is showing early signs of warming up. I’m already seeing vendors begin to prepare for the spring/summer season and now’s a great time to get a head start.
