The Wellington region as a whole has seen a slight increase in its median house price, which now stands at $790,000, up 1.3% year-on-year. However, the Kapiti Coast stands out with an even stronger performance, recording a 7.6% increase in its median property prices. This growth highlights the area’s appeal for families, first-home buyers, and those looking to relocate from Wellington City.
Activity on Trade Me shows that interest in the Kapiti Coast is strong. The average property price in the region rose by 2% in December 2024, and properties are attracting significant online attention. This suggests that buyer interest remains steady, supported by improving affordability and a balanced stock of available properties.
This week I sold 119 Realm Drive in Paraparaumu. This property was in high demand as soon as we took it to market. Within just nine days on the market, it obtained 7,205 website views, 61 direct inquiries, and 28 private viewings. Such high engagement led to its deadline being pulled forward, with four offers presented to the vendors. The property sold within 14 days, enabling the sellers to move forward with their plans. This case reflects the demand and competition among buyers, particularly for well-presented properties in desirable locations.
While buyer interest remains strong,
December traditionally brings a quieter sales month due to the festive season, and this year was no exception. Properties spent slightly longer on the market overall, but the Kapiti Coast continues to defy these seasonal trends with strong buyer activity and competitive sales outcomes.
